RV Park and Pet Rules

By making my application and accepting the invitation for a site at Stateline RV Park, I am agreeing to abide by all RV Park Rules and Policies. Failure to adhere to such rules may cause me to lose my right to stay at the park with no refunds.

RV Park Rules

​

  1. Quiet Time is 24/7 - Please be considerate of others and respect the Quiet Hours. All loud noises, radio playing, dog barking, etc. is to be kept in mind. No disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior is permitted. We expect all Guests to show respect for your neighbors and the staff.

  2. Occupancy & Vehicles - Rates are based on two adults and two vehicles per space. Additional adults, children and vehicles are subject to additional charges. Vehicles need to be parked on the asphalt only. Washing cars is prohibited in the park and must be done at a car wash.  The fee for extra vehicles is $50 per month, no particle month. 

  3. Conduct - Any person who violates these Park Rules, or any disorderly conduct directed at staff, managers, guests, or other campers will not be tolerated and will result in termination of your Guests privileges as well as removal from the campground without refund. We expect all Guests to show respect for your neighbors and the staff.  No Tenancy Rights: By staying at the Park, you agree that you do not have tenancy rights but are only a Guest staying on a month-to-month basis. In other words, this document does not create a tenant-landlord relationship. Management reserves the right to amend or supplement the Park Rules or rental rates at any time. Stay At Your Own Risk. All Guests agree that their stay at the Park is at their own risk. Guests agree not to sue the Management, or Owners of the Park, and agree to indemnify and hold the Management and Owners harmless for any injury, error, accident, acts of God, acts of another Guest, or their pets, animal bites, mosquito bites, trip-and-fall accidents or otherwise.

  4. No Fires/Weapons - FIRES, FIREWORKS, WEAPONS, AND/OR FIRE PITS ARE PROHIBITED.

  5. Off Highway Motorized Vehicles - Motorcycles, ATVs, and side-by-sides are not permitted.  Golf Carts: Electric golf carts are allowed with prior approval from Management. Insurance information must be on file. Licensed operators only. Must abide by the 5mph speed limit. No gas-powered golf carts are allowed. 

  6. Parties and Cookouts - Must be done quietly (assume your neighbor is sleeping) and orderly, observing quiet times and all rules. No fires are to be built on the ground unless inside a grill or at the communal fire pit.  All drinking must be done responsibly and all containers put in the trash, not on the ground. Group cookouts must be cleaned up the same day (don't leave the area with trash, cans, bottles etc.).  You are responsible for all visitor behaviors while on park grounds.

  7. Do Not litter - Please pick up all trash in the RV Park including near dumpsters. Fine of $50.00 if viewed in person by staff or observed on cameras

  8. Laundry - Our facilities are for campers only. Washing machines are for clothes only. Please do not wash boots, shoes, comforters, large blankets, or rugs.  Fine of $50.00  if viewed in person by staff or observed on cameras.The door must be kept closed at all times. The laundry room is a communal space so please be respectful to others and our staff. Any consistent misuse of the building may result in it being closed temporarily to the public. Clothes lines are prohibited.

  9. Children - All children must be supervised at all times, you are responsible for your children's actions. Maximum number of family members per RV Site is four at listed rental rate. 

  10. Maximum Number Guests: Two adults and two children are included in the rental rates. Monthly fees are $100/extra adult and $50 extra/child. All Guests including Children must be registered. 

  11. RV Site Neatness - Only patio furniture, potted plants, BBQ grills, umbrella and awnings should be visible outside your RV. Your site should be kept litter free at all times.  Littering shows disrespect for others and our staff. Guests shall maintain their RV and RV Site in a clean and sanitary condition. Campers RVs must be kept in good condition and repaired/washed on a regular basis, and well-maintained. No tarps are allowed. Management reserves the right to deny access to any RV that management deems unfit at management's sole discretion based on excessive age, working condition, and/or appearance.

  12. Storage sheds - can be rented from RV Park and must be used if any property is visible outside your RV.  Sheds may be rented from the park host for an additional $60 a month, with a 6 month commitment.   Storage of material of any type under a vehicle is prohibited. 

  13. No Structures - No permanent structures, decks, etc. are permitted unless approved by Management. All permanent structures become property of the Park. No wooden sheds or carports.  Guests may rent a shed from the Park for an additional fee if requested. If staff has to remove movable structures due to an eviction, or left by guests after move out, a fee of $300 per hour will be added to the final bill.  If the materials must be taken to the dump, the per pound assessment by the dump plus a labor fee of $150 per item as well as a trailer rental of $250 will be added to the final bill. 

  14. Adjustment Property - Guests must stay in their own space unless invited by others. Do not dispose of any trash or food waste in other guests areas or over privacy fences. Utilities: Guests are to connect to the utilities on their designated site only.  Plug-ins should not exceed the number of receptacles on each pedestal.  No outside appliances permitted. Heat tape or foam insulation must be used between October through March from the Guest’s RV to the ground. Vehicles Maintenance - Washing cars is prohibited in the park and must be done at a car wash.  Parking - No driving, storing vehicles, or parking on the grass. All vehicles must be parked in a designated parking spot. Additional parking may be available for a fee.

  15. Water Usage - Water connection leaks must be corrected immediately. Please report any known leaks on your space or other spaces to management. Gray Water/Black Water State law prohibits the discharge of gray or black water (sewer) on the ground or stored in containers.  Fine if observed in person or caught on camera will be as follows: Fines will be as follows:

    • First offence $150

    • If not cleaned in 7 days $200

    • If not cleaned in 14 days $250

    • After 14 days, Staff will be assigned to clean at the cost of $1500 to guests.

  16. Sewer Hookups:  Any plumbing issues caused by Guests will be corrected at the Guest's expense. Guests must have a secured closed connection between their sewage hose and our sewage connector on the ground. Guests will be charged for any sewage spillage and cleanup.

  17. Lawn Service - Park is mowed on a regular basis,  please have your space picked up and ready to be mowed. We are not liable for any damages to your property.  If you have a removable fence for the safety of your pets, the lawn crew will not enter the fenced area and you are responsible for the maintenance of the yard area.  If sewer lines and water lines have to be moved for lawn care, a fine of $50 will be charged to the guest.

  18. Speed Limit is 5 mph

  19. Legally Binding Agreement:  By making a reservation and staying in the Park, Guest agrees to be legally bound by the STATELINE RV Park Rules and Policies.

Payment Policies

​

  1. Rent: Rent is due on the 1st day of every month. On the 6th day a $75 late fee will be applied to your rental invoice. If you haven’t paid by the 20th of the month, you will be asked to pay immediately or vacate the Park. 

    • Weekly rate $175

    • Biweekly rate $358

    • Monthly rate: tow behind rent starts at $485, Fifth Wheels rent starts at $535

    • Moving of a camper due to request, eviction or off site $600, plus fuel.  If a camper is not ready to move at an arranged time and date, guests will be charged a labor fee of $100 per hour.

    • Rent of a utility trailer for moving is a flat rate of $250.

  2. Online Payments: We encourage you to pay your bill online through the Innago link emailed to you each month. Transaction Fees: Innago charges a 2.99% fee for all credit card transactions. If you pay by direct debit to your bank account, there is no fee because the Park pays the fee charged by Innago as a courtesy to our Guests. If you have an NSF, or “Insufficient Funds” reversal Innago may charge you a processing fee, or remove your rights to pay with a bank account. Deposits: Deposits will be returned to Guests if all the following conditions are met:

    • Fourteen(14) days advanced notice is given to the host in writing upon relinquishing your site;

    • Guest balance is paid in full;

    • Guest follows all Park Rules during the term of stay, and

    • Guests leave their site clean and ready for the next Camper/Guest upon departure. 

    • Rent or Deposits will not be returned if a guest is evicted or leaves prior to the end of the term.

    • If guest is legally evicted the following will apply:

      • Preparing and providing a 10 day notice to quit $50.00

      • Formally filing legal proceedings $150.00

      • Attending the eviction hearing $300.00

      • Assistance to law enforcement in removal of the camper $2000.00

Pet Rules

  1. NO AGGRESSIVE BREED DOGS ARE ALLOWED IN THE PARK.  Aggressive breeds include Rottweilers/Chows, Staffordshire Terriers, Dobermans, Pitbulls, American Bulldogs, and Wolf Hybrids.  Any Tenant with a pet demonstrating aggressive behavior or excessive barking will result in termination of Lease Agreement. 

  2. All pets must be kept on a leash/electric training collar at all times at all times unless in the pet park.

  3. Leaving pet unattended in the pet park is not allowed. This amenity is provided only for a means of exercise for the pet. If your canine is tied up outside without your presence a fine of $100 will be added to your bill.

  4. Owners must clean up after their pet. Owner shall pick up and properly dispose of pet’s waste. A $75 fine will be applied if this rule is not followed. If staff has to walk your pet a fee of $25.00 will be applied. 

  5. All pets must be registered with the RV Park and must be current on all vaccinations.   

  6. Maximum of two pets per RV Site. A third inside pet is allowed at the fee of $25 per month.

  7. Pets are not to be left unattended at your site. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. If your canine is tied up outside without your presence a fine of $100 will be added to your bill.

  8. Absolutely no pets other than registered service animals are allowed in the office or laundry area.

  9. Cats must also be leashed when outside at all times. These rules are for health reasons as well as the respect for others.

Laundry Rules

​

Laundry facilities at STATELINE RV Park require all guests to follow these rules or laundry privileges will be revoked.​

​

  1. Do not wash any pet materials of any kind.

  2. Do not wash any bedding comforters, blankets, bedspreads, shoes, etc.

  3. Do not wash any bulky items such as coats, shoes, curtains, rugs, or throws.

  4. Do no overfill washers or dryers.

  5. Please wring out any items with excess water on them prior to placing them into the dryers.

  6. The park is not responsible for any lost, damaged, or unattended laundry.

  7. No pets permitted in the laundry room.
